Only thing to note is that when it is hot, the bedrooms (which are on the ground floor) do not have any windows you can open, only floor-to-ceiling patio doors, which some people may not be comfortable leaving open overnight.

"Before I go any further I would like to mention that a previous visitor mentioned there were no soap dispensers at the wash basins and you replied saying it would be sorted."
We found non upstairs or kitchen and a bottle downstairs bathroom with 4mm dregs in the bottom so we had to buy our own. Paying £220 a night this is not really acceptable is it?
As pointed out by others, the house is in a very nice position with an easy walk into the town and the parking is excellent. It was very clean
Now I will point out some problems with the design of the property in very hot weather. We have rented numerous houses but never one with so much glass. We chose the bedroom with the queen sized bed and discovered it had a heavyweight Winter Duvet on it and the temperature in the room was 28 degrees!.
Why was this house designed with no fanlight windows? only double glass doors that opened one Mtr from the top of the wooden steps direct from the pavement below. Can we safely sleep with those doors open inviting any passing rodents etc to step in ? We ended up pulling the cover off the duvet and sleeping under that with the bedroom door open hoping cool air would come from the back of the house but the temperature never went below 24.
Now we come to relaxing after a long walk, the garden is very nice indeed but can you relax on hard wooden slatted chairs? there are no loungers. So maybe try upstairs where the afternoon sun is glaringly hot straight into the room and no way to keep it out, We also noticed there was no coffee table other than a pizza sized plant stand to put your cup on, how a full house of 7 would manage I don't know
The sun is fully on the front of the house all afternoon till sunset and we saw the most fantastic sunset on Tuesday night. I wanted to watch TV with Rod Stewart at Glastonbury but it was impossible between 7 & 9 as the sun was so strong all we could see was our reflection on the screen so we had to watch downstairs in the kitchen. Somehow an exterior roller or canopy blind is required there.

The weather for your stay was classed as a ‘heat wave’, so somewhat unusual for this time of year. As per my email I sent to you prior to your arrival, I mention to call me with any issues, however you did not call during your stay…so I had no option to help you? I encourage all guests to call me immediately with any issues. Please note, there are two coffee tables in the lounge upstairs, the duvets are not winter weight and the house is only sold for a maximum of 6 guests.

"Very clean, comfortable and well equipped."
The view from the upstairs balcony was amazing and loved watching the sunset from there. Just a short walk to the harbour with shops and restaurants. Only one thing that we missed was there was no hand soap in the bathrooms. We would highly recommend Ingledene and definitely would stay there again.

"Fabulous property."
Great facilities and location. A real home from home. We loved our stay at Ingledene, a great base for exploring Brixham and surrounding areas. The property is in a quiet location, just a 5 minute walk from Brixham harbour. The property is very well maintained, lovely decor throughout, with comfortable beds, excellent showers and a well equipped kitchen. Thank you for a very relaxing and comfortable stay.

"Ingledene is a wonderful holiday house, well thought out from the furnishings to the layout, we enjoyed the upstairs balcony with views of some of the harbour & sea, and the lovely sunny garden was private, 5 minutes walk onto the harbour or nearby beaches,a little bit of a hill to tackle but not a problem,great to have parking at the property."

"A beautiful, clean and well equipped house within walking distance of Brixham harbour and marina."
The upstairs lounge and balcony were great for relaxing after a day exploring. The bathroom is one of the best I have experienced in a holiday property. Parking space a bonus. Plenty of great places to visit. I would certainly recommend and return to this property.

"Beautiful home from home holiday."

"Absolutely stunning property!"
! Expertly designed, with thought into everything you need for a home away from home. It was such a treat, very comfortable and the views from the lounge are to die for!
Parking was a real bonus as it’s limited in Brixham, and once there, everything was within walking distance.
Hosts were very friendly and kept in touch throughout - we are already looking at diaries to book again…

"My wife and I, my son, daughter in law and granddaughter all enjoyed our 4 night stay at Ingledene."
We found the house very clean, well decorated, well equipped and comfortable.
There were a few areas where the property could be improved. The shower trays in both bathrooms would benefit if full shower screens were installed. In the upstairs bathroom the shower control knob has a metal cover plate and washer, which kept dropping out.
The markings on the gas hob knobs are invisible making control of the gas rings difficult.
All the towels provided are the same colour making it difficult for individual guests to keep track of their own towels.
All in all Ingledene is a very nice house.

"Ingledene is such a lovely place."
The facilities were five star, all the finer details have been thought of and we didn't want for anything during our stay. It was modern, spotlessly clean and incredibly comfortable. It's situated within a short walk of the harbour with it's bustling shops and lovely restaurants. I didn't want to leave! We'll definitely be returning, thank you Kerry and Joel, an outstanding place.

"We thoroughly enjoyed our stay at Ingledene."
It was super clean, all fixtures and fittings are in excellent condition. Plenty of crockery, utensils and cooking gear if you want to cook. The parking area right in front of the property is a big plus point. You can walk to the harbour and shop areas in a few minutes. We will be back.

"We enjoyed a wonderful week at Ingledene in spite of the weather being a bit mixed."
Facilities were superb and the house was extremely comfortable.
As some have mentioned there are some steps up to the entrance but we managed fine with a toddler. We couldn't fault the cleanliness and the convenience for town. Highly recommended.

"Lovely holiday, house is lovely."
However, I would suggest more supplies for general use especially in kitchen and bathrooms for instance 1 dish cloth for a weeks stay is not good. More bin bags needed. Access to extra bedding and towels would also be helpful. Toilet cleaner- these could be put into the cistern so that cleaning happens easier. Oh and more clothes pegs would have helped. We did have 2 young children with us and that always means more of everything is used but I would definitely recommend a mattress for the travel cot or ask visitors to the property to supply their own.

"Ingledene is a fabulous property."
Beautifully decorated and well appointed there is everything you could need. The views from the lounge are stunning and whilst being close to the harbour, you are in a quiet location so not disturbed by any noise. Highly recommend a stay here.

"The house is in a great location, very comfortable, adequately equipped and lovely outside space."
Unfortunately there was no information pack. We had no idea how the property was meant to be left, when the bins should go out, how to turn the heating on, whether to strip the beds or not. None of us has cooked with a gas oven, so we would’ve appreciated some instructions on that too.
Please let me apologise for not having a physical welcome pack, I always send them via email in pdf, however for some reason you did not see/ receive it. A printed copy is also now available at the property, thank you for your feedback.

The property
Perched in the working harbour town of Brixham, Devon, is this fantastic, reverse-level house, Ingledene.
Enjoying a quiet elevated position just moment’s away from the harbour and boasting fabulous sea views, Ingledene is a wonderful choice for a group or family of six.
This house will suit those looking for a tranquil getaway, enjoying sitting out on the first floor balcony with harbour and sea views or relaxing in the rear garden, listening to the sounds of the birds, this property is definitely not the right place for party goers, loud music or revellers as it is in a residential area.
The house has been decorated to reflect the owner's take on a ‘Hygge coastal retreat’, with stylish decor, local artwork and photography, and quality furnishings all creating a serene environment for combined rest and relaxation.
Upon arrival, you will discover two sought-after, off-road parking spaces, before climbing the stairs up to your new abode.
On the ground-floor, you will find three beautifully-presented bedrooms, a Super-king (or twin on request) and a double, both with patio doors leading out to the gravelled front terrace, and a delightful triple bunk with patio doors opening onto the garden patio.
The bedrooms are served by a well-appointed bathroom, perfect for freshening up after an adventure filled day.
Completing the ground floor is a striking kitchen/diner, where you can whip up delicious dishes, ready to savour at the dining table for six, or alfresco out in the rear garden as you enjoy the last of the evening sun.
The kitchen can be fully opened up to the garden via a set of patio doors and a bi-fold door.
A smart TV ensures that you can catchup with the news or your favourite series over breakfast or whilst cooking, and why not use the smart speaker to set the ambience and stream your favourite tunes.
Follow the stairs up to the first floor, where you will find a stylish and large toilet/shower room, and an impressive sitting area, featuring a full apex window, a good sized balcony with table and 2 chairs, and impressive views out over the town and out to sea.
The lounge has sumptuous seating, foot stools and a Smart TV with SONOS system, a haven to return to after a day of exploring.
The garden has been styled with various seating options suitable for your first cup of coffee in the morning, reclining in the sun or enjoying a glass of wine in the evening, and here you’ll also find a BBQ and a small garden house suitable for storing bikes etc.
Wander through the town, where you can stock up on essentials at the convenience store, tuck-in to fresh seafood with a view at Rockfish, delve into history at the Brixham Heritage Museum, enjoy a leisurely stroll along Brixham Harbour which is speckled with seafood restaurants, shops, welcoming pubs, and a market where you can purchase freshly caught fish for your supper, or embark on a dolphin watching trip.
Breakwater beach is a mere 400 meters walk, allowing for easy access to early morning swims followed by lovely coffee at the Breakwater beach cafe!
Berry Head Nature Reserve is nearby, where you will find a Visitor centre, a Napoleonic Fort, incredible views and the award winning gastro cafe, The Guardhouse, serving super tasty, homemade food and drinks, and from here you can get onto the South West Coast path.
St Mary’s Bay is a short distance from the house, where you will find a lovely unspoilt beach, a great place for a swim or sun bathe.
Going in the opposite direction towards Paington, you can walk to Fishcombe Cove, where you will find the WWII heritage centre, various defence buildings and another great cafe overlooking the beach.
With so much in walking distance, you will seldom need to drive anywhere!
Should you desire to explore further afield, continue to Dartmouth, where you can explore the historic sites of Dartmouth Castle, Dartmouth Museum and Bayard’s Cove Fort, dine at one of three Michelin Star restaurants, or catch a ferry over to Kingswear, home to its own impressive castle.
The stunning National Trust Coleton Fishacre is a short drive or park up and take the Dartmouth Steam Railway up the Dart river onwards towards Paignton.
Paignton has popular attractions including Paignton Environmental Zoo, spend a day at the beach, or enjoy the entertainment on offer along the pier.
Other places recommended to visit are Totnes, Dittisham and Dartmoor to name but a few.
Adventure awaits at Ingledene.

Brixham is a working fishing harbour located on the southern side of Torbay, the area known as The English Riviera, famed for its sunny mild climate all year round. The focal point of the harbour is a life size replica of The Golden Hind, Sir Francis Drake’s ship. The prettiest part of Brixham has small cottages in hilly narrow winding lanes leading to the harbour where all the activity is centred. Home to Britain’s largest fishing fleet which regularly lands their catch in the harbour, Brixham fish market sells to major restaurants in the UK. Brixham is the ideal destination for a traditional holiday with many family attractions around Torbay including two Blue Flag beaches, Paignton Zoo and many regattas and maritime events throughout the year. There are a host of safe cycle trails in the area, the South West Coastal Path and some of the best golf courses in the region. A good mix of relaxation or action, to suit all ages, where you are never far from the sea.
